Washougal River Oaks is a 22-lot residential cottage community developed by DD&C at 2531 NE 3rd Avenue, Camas, Clark County. The site spans 2.95 acres across four parcels. The project was formerly known as the 2531 NE 3rd Avenue Subdivision — the same development.
The community is planned in three phases (eight, eight, and six cottages), with shared common structures: a pedestrian footbridge over the stormwater infiltration pond, a community pavilion with kitchen and covered patio, and two covered parking structures along the private street.

A 40′ pedestrian bridge over the stormwater infiltration pond: treated decking, glulam beams, metal guardrail, and under-railing lighting by the landscape contractor.
Roughly 255 SF including an enclosed kitchen and open covered patio — board-and-batten siding, composite roof, ductless minisplit, stainless sink, and upper cabinets on a slab on grade.
Two structures: one cover for eight vehicles in two sections, and a second for six stalls along the private street — exposed car decking, composition shingle roofs, and concrete post surrounds where detailed.
Board-and-batten vertical siding (1×4 battens at 16″ OC) and 30-year architectural shingles — consistent with the DD&C cottage language across all unit types.
2×6 walls at 16″ OC (R-21), crawl space foundation with stem walls, attic trusses and T&G loft deck, and ductless minisplits sized to meet current Washington State Energy Code minimums for residential construction.
City of Camas jurisdiction; site in the Gateway Corridor overlay with multifamily housing comprehensive plan designation. Zone described as MF-C (anticipated), formerly MF-18 — confirm with the city as permits advance.
